This Self-Sustaining Private Island in Florida Can Be Yours for $17M

Living off the grid often means having plenty of privacy, but it rarely comes with luxuries like a pickleball court, saltwater pool, and a private marina. That’s exactly what Howell Key, a nearly 10-acre private island in the Florida Keys, offers.

Accessible only by boat or helicopter, the island feels far removed from the mainland despite being just a five-minute ride from Summerland Key. At the center of the island is a 3,400-square-foot home with five bedrooms and four bathrooms. Cathedral ceilings and expansive hurricane-impact windows frame panoramic water views throughout the main living spaces, while a guest wing connected by a breezeway provides two additional bedrooms, its own living room, and a breakfast bar.

According to the $16.9 million listing held by Lisa Ferringo of Coldwell Banker Schmitt Real Estate Co., the island will support the future construction of an additional residence, subject to local approvals.

The island was developed in 2012 to offer modern comforts without relying on mainland utilities. A solar array supplies electricity, while a whole-house reverse osmosis system provides fresh water. The home was built with energy-efficient insulated panels, Hardie Board siding, a standing-seam metal roof, and impact-resistant windows and doors. It sits roughly 10 feet above the base flood elevation.

Beyond the saltwater pool, private marina, and pickleball court, the island offers a sandy beach, walking trails, and a collection of practical amenities, including a chicken coop, barn, and several outbuildings. A helipad facilitates arrivals by air, while the sale also includes a barge, tractor, golf cart, and mainland parcel for vehicle storage and boat access.

Howell Key has had just a few owners over the years. Monroe County Sheriff Berlin A. Sawyer reportedly once owned the island before inventor Mark H. Rhodes—who developed a mechanical timer used in parking meters and household appliances—acquired a large portion of it. The current owners, a Canadian real estate family, purchased the property through a Quebec-based trust in 2010 for about $1.2 million, according to property records. They first listed the island in 2024 for $21.9 million.
