This $36M Home on Fisher Island Started Out as Two Separate Condos

Fisher Island is, by design, a place where space is finite—and one of the world’s most concentrated pockets of private wealth. The 216-acre landmass, accessible only by a seven-minute ferry ride from Miami Beach, private boat, or helicopter, has a limited supply of residences. At the Palazzo Del Sol tower, one owner looking for more space found it by acquiring two side-by-side corner units in the Kobi Karp-designed building and removing the dividing walls to create a singular home spanning 7,630 square feet—one of the largest single-floor living spaces on the island.

The fusion unlocked 270-degree views that sweep across the island’s private golf course, Biscayne Bay, and the South Beach and Downtown Miami skylines, complete with direct sightlines of ships navigating Government Cut. Inside, a private elevator foyer opens into bright reception rooms where floor-to-ceiling glass frames the water, highlighted by wide-plank oak floors, imported Italian doors, and custom architectural lighting.

Elsewhere, the chef-ready kitchen’s Gaggenau and Sub-Zero appliances include double dishwashers and two ice makers, while a separate butler’s pantry supports catered events. Off the living area, a private study features custom wood paneling, while a gym suite is equipped with a full bath and direct service elevator access.

The primary suite occupies one end of the residence, with a book-matched Carrara marble bath and terrace access, while four additional en suite bedrooms form a separate guest wing. Outside, a nearly 2,500-square-foot wraparound terrace overlooks the channel and is designed for large-scale outdoor dining.

Palazzo Del Sol offers a butler-staffed aperitivo bar for residents, a screening room, a fitness center, and an on-site hair salon, on top of access to the private beach club and deep-water marinas. Jill Eber of The Jills Zeder Group holds the listing for $36.25 million.

The island’s lack of public accessibility makes it largely paparazzi proof, which means it’s a magnet for ultra-high-net-worth figures seeking privacy, including Oprah Winfrey, Julia Roberts, Caroline Wozniacki, and David Lee. Fisher Island’s 33109 ZIP code has long topped the list of America’s priciest ZIP codes but, despite median home values holding above $8 million, was recently edged out by Atherton in California’s Silicon Valley.
