Richmond is having a bit of a moment in the luxury real estate market. Just a few months after Gloucester House, a historic Richmond Hill mansion that appeared in Ted Lasso came up for sale, another grand residence nearby has arrived with an equally hefty price tag—and a 50-foot indoor swimming pool.

Known as Clarence House, the Grade II-listed estate is asking 19.5 million pounds, or about $26.3 million though Knight Frank. Set on The Vineyard, one of Richmond’s historic residential roads on the lower slopes of Richmond Hill, the roughly 12,000-square-foot house has nine bedrooms, landscaped grounds, a self-contained guest cottage, and an unusual connection to Chilean independence.

Clarence House reportedly dates to around 1696, when it was built for London merchant Nathaniel Rawlins. The house later took its name from the Duke of Clarence, who lived in Richmond before becoming King William IV. From 1792 to 1799, Clarence House was a private Catholic school, and one of its students was Bernardo O’Higgins, who would go on to lead Chile’s fight for independence and become the country’s first head of government. O’Higgins spent about two years in Richmond, and his connection to the house is marked by an English Heritage Blue Plaque; a bust of him stands nearby in O’Higgins Square, where the borough celebrates his birthday each year.

The formal rooms retain the scale of an elegant 18th-century country home, but for all its grandeur and period character, Clarence House isn’t precious about how it’s lived in. The kitchen and breakfast room open onto the garden, giving those spaces a more relaxed feel. 

The home’s unexpected showstopper is downstairs: a 50-foot heated indoor pool within a modernleisure complex, with floor-to-ceiling sliding glass doors that open directly onto the garden. The lower ground floor also has a mirrored, air-conditioned gym, a climate-controlled wine cellar, and generous storage rooms.

Upstairs, the principal suite has its own dressing room, private reception room, and en suite bathroom. Several additional bedrooms and bathrooms are spread across the upper floors, along with a kitchenette and another reception room outfitted with a projector and surround-sound system that could double as a home theater.

The property’s grounds are nearly as much of a draw as the house itself. Mature trees, broad lawns, terraces, and landscaped gardens surround the residence, while the guest cottage provides a separate reception room, kitchen, bedroom, and shower room for staff or visitors.
